Responsibilities include:
Source new core, value add and development equity investment opportunities in Charlotte, North Carolina and potentially other primary east coast markets. Product types will include office, and multi-family.
Establish relationships with prominent owners, brokers and potential operating partners to identify investment opportunities.
Ensure proper execution throughout the lifecycle of transactions including sourcing acquisitions, negotiating deal terms, conducting due diligence activity, financial underwriting, market analysis for investment review.
Oversee all aspects of the due diligence and closing process.
Assist in developing the firm's investment strategy and market profile for North Carolina.
Must have comprehensive understanding of market conditions and trends affecting value of a real estate investment and knowledge of risks which could adversely influence projected returns. Outstanding interpersonal skills required with strong analytical and quantitative approach to the business. Must have impressive presentation skills and be able to articulate both orally and in written form the case for a specific transaction to a sophisticated investment committee.
- Acquire new properties for development by identifying and researching new properties
- Negotiate LOI and all business terms of a Purchase and Sale agreement
- Provide pertinent property information to peers for development
- Conduct market analysis by accumulating statistical and narrative information on new markets considered for entry
- Travel to new and current markets to collect market data and evaluate for clients, and hiring and managing brokers
- Manage site tours for Tenant's Real Estate Operations Teams
- Manage LOI and lease process with tenant
- Provide timing and data input into company Project Management System
Skills and Experience Requirements
7+ yrs of commercial investment experience, with at least three to five years of acquisition experience attained at a real estate investment trust, an institutional investment manager, brokerage firm or large owner / operator.
Demonstrated track record of sourcing and closing transactions. North Carolina transaction experience with a track record in a minimum of 2 to 3 of the 4 major property types is preferred
- Bachelor's degree with a preference of heavy course work in business and/or finance
- Experience in Client Services and facilitating client relationships
- Strong understanding of real estate markets within the Midwest
- Responsive to client needs
- Communicate across internal departments to assure smooth project delivery including daily contact with Development and Legal Departments
